Does it really matter which New York mortgage company I enter into a net branch agreement with?

This is one of those questions that can have a "yes" and "no" answer. On the one hand, it doesn't matter because a mortgage net branch in New York deals primarily in loan originations, both handling them and soliciting them. Any mortgage company that provides NY net branch opportunities is going to benefit from a net branch's services, as is the branch itself.

However, some mortgage companies do not offer the same services or support to their net branches in New York. In fact, there are some companies who do only the bare minimum required to establish a net branch figuring they will be out of business before they have to worry about it. From there, it's up to the net branch managers and employees to operate the branch and attempt to make it a success.

It can be very frustrating to have a net branch affiliation with companies that take this attitude, especially if the "home office" does not allow the net branch manager and employees some autonomy and flexibility in how they run the business. The net branch workers (virtual loan officers) may feel that they are having to "toe the company line" but are receiving no benefits for doing so.

On the other hand, some "home offices" do as much as they can to offer support to their mortgage net branches in New York. They make sure that they fulfill all state requirements concerning operating net branches, but they go further than that.

These companies may offer training to net branch employees as well as show support in other ways. These may range from simply giving words of encouragement on a regular basis to giving credit where it is due when a New York net branch has a particularly profitable period.
